What can $300k get you in North Texas?

In continuation of Friday’s market update posted on this blog, we got to thinking about the median North Texas home price.

Real Estate markets are always hyperlocal so what you could buy for $300,000 in Fort Worth does not always match up with what you could buy in Frisco, Mansfield, Arlington, Dallas, or Colleyville. (Ha!, forget about that one!)

We have taken the time to do a bit of local market research to find different areas and what approximately $300,000 can get you all around Dallas-Fort Worth.

Frisco - 8358 Hickory Street

Frisco had EXACTLY 3 properties under $305,000 currently active. 8358 Hickory Street is a half duplex that won’t be available until January of 2022. $300,000 won’t go very far in Frisco.

Dallas - 8421 Miramax

The Dallas area covers Duncanville, DeSoto, Cedar Hill, and Dallas and has about 612 active properties under $305k; Of those just over 300 are single family detached homes. $300k can go a bit further south of Frisco.

8421 Miramax is about 20 minutes from Downtown Dallas so it is conveniently located but also far enough away to stay away from the gridlock. With Joe Pool Lake and a few nature parks nearby, the outdoorsy type can feel right at home here.

Mansfield/Arlington/Kennedale - 1408 Navaho

Arlington and the surrounding areas of Mansfield, Grand Prairie, and Kennedale has about half the inventory that the Dallas area does.

1408 Navaho is a beautifully updated home in North Arlington near the AT&T Stadium, Globe Life Field, Texas Live, and the entire Arlington Entertainment District.

Mid-Cities - 813 Rockwall

Continuing the pattern of half the inventory, what we know as the Mid-Cities (Hurst, Euless, Bedford, Richland Hills, North Richland Hills) has just over 60 homes currently on the market. 

For $300,000 in the Mid-cities you will likely need to make some minor cosmetic updates. To get a turn-key house in this area you will likely need to increase your budget by $25-50k. 

813 Rockwall is a great example of that. It’s in a great neighborhood, but an owners personal touches would really make this home shine!

Fort Worth - 8104 Branch Hollow

Our final stop is Fort Worth and the immediate surrounding areas. There is quite a bit of inventory in comparison to the other areas just above. With 340 homes currently active under $300, there’s relatively speaking enough to go around and there are some nice homes to be had too… Even new construction!

Pulte Homes is currently building 8104 Branch Hollow in South Fort Worth just off the Chisholm Trail Parkway. The home is scheduled for completing in November of 2021.

Conclusion

As I said in the introduction, real estate is hyperlocal. $300,000 may get you more house in your desired neighborhood or it may get you nothing more than a lot of land. It is always helpful to have a trusted real estate professional guide you in the right direction.
